My Listing Process:​

01. Initial Value Assessment I start with the data. Before we even tour the property, I conduct an on-paper market analysis of comparative sales to establish a realistic baseline for your asset's value.

02. The Strategy Phase [Price, Timing, Logistics] We don't guess; we plan. Whether it takes one meeting or several strategy sessions, we will build a concrete roadmap. This includes strict timelines for clearing, prepping, staging, and photography. We solidify this plan by signing the listing agreement and getting to work.

03. Go To Market Every property gets a bespoke strategy, but the launch is always aggressive. The first few weeks are a blitz of activity, including door knocking, targeted cold calling, paid digital ads, and high-energy open houses.

04. Active Selling I set myself apart by being hyper-available. While other agents let calls go to voicemail, I answer. My job is to generate maximum offers, and I attack every call, email, and tour request with professional charm and relentless follow-up.

The Buyer’s Protocol:

01. Financial Clearance We start with the budget. If you are financing, we need a Pre-Approval letter to determine your actual purchasing power before we begin. If you are a cash buyer, we need Proof of Funds. If you haven’t secured this yet, reach out—I can connect you with lenders I've vetted who can review your finances and match your buying goals.

02. The Commitment (Buyer Rep Agreement) Before we tour, we formalize our partnership. This agreement legally authorizes me to represent your interests and negotiate on your behalf. It outlines my commission—which we typically structure as a request for the Seller to pay—and commits us to a 3-month partnership to find your property.

03. Collaborative Search You have access to the listings; I have access to the data. You send me the homes that catch your eye, and I "Dirt Nerd" them—vetting the listing agent, checking disclosures, and spotting red flags before we drive. We don't tour aimlessly; we batch our tours to view only the top-tier candidates that pass my initial audit.

04. Acquisition & Defense I draft offers based on market analysis and our shared strategy to get our offer accepted by the Seller. Once we secure a contract, the real work begins. I manage the due diligence period to uncover liabilities (zoning, easements, condition) and bring those findings back to the negotiating table. My goal is to ensure you are informed, protected, and equipped to close.
